Summer slowdown causes 5 per cent fall in house purchase approvals

The north-west and Yorkshire and Humber has the highest proportion of higher loan-to-value mortgages, data from e.surv has shown.

According to the data, although total national house purchase approvals fell over August, the north east showed strong lending at levels of up to 95 LTV.

The research, which analysed data on more than 1m mortgage valuations, found that the north west and Yorkshire and Humber had the highest proportion of higher LTV loans. These areas coincide with where the help-to-buy scheme is needed most, according to the analysis.

Altogether, the data showed that of the total proportion of national house purchase approvals over the year to date, there was a 51 per cent yearly increase of higher LTV lending, with 11,300 higher LTV loans in August.

House purchase approvals in August fell 4.6 per cent from July to 63,485 as a result of the summer season causing a “slowdown”.

Adviser view

Ruth Norman, financial consultant at Yorkshire-based Ardent, said: “In the York Area we have seen growing numbers of mortgage applications, with high LTV requests for the first-time buyer market owing to lack of deposits.

“This is normally funded by parental gifts, and the new 95 per cent LTV help-to-buy scheme is useful. But this requires an excellent credit score, which is difficult for a first-time buyer.”
