But from April 2016 the concept of ‘consumer buy-to-let’ and the ‘accidental landlord’ will become regulated.

This means that consumers will get some new protection and guidance to ensure that products and services are appropriate to their needs.

This guide will examine the new rules are for consumer buy-to-let; what impact these regulations will have on accidental landlords; whether lenders will change the criteria of their loans; and how recent tax changes could make this type of investment less attractive than it used to be.

Supporting material has been produced by; Paul Broadhead, head of mortgage policy at the Building Societies Association; Alex Hammond, head of marketing and communications for Kensington; Roland McCormack, TSB’s mortgage intermediary director; Bob Young, chief executive of Fleet Mortgages; Paul Clampin, chief lending officer of Landbay; and Andrew Turner, director at Commercial Trust.
