This is what is fuelling interest in platform-driven property development, which doesn’t rely on house price growth. The returns are based on a flat market and value is generated from developing a site irrespective of the market - so rising house prices are just a bonus. 

It’s only recently that smaller investors (sub £1m) could have got anywhere near sizeable residential developments.

Being forced out of their comfort zone has forced landlords to open their eyes to the full range of property investments now on offer.
