This week, the mystery shopper visits Derbyshire. The shopper and her husband have invested in Bitcoin and want to use the yet unrealised return (around £40k), as a deposit on a mortgage. But she’s concerned about press reports that lenders are unwilling to accept Bitcoin investment returns as collateral on a home deposit.

Knowledge: The adviser was friendly and helpful, but was unsure whether using Bitcoin investments would present challenges for the shopper. 4/5

Verdict: Although the adviser was friendly and knowledgeable, the shopper felt he could have asked more questions about the shopper's circumstances.

Guidance: The adviser said lenders want proof of deposit, particularly for first-time buyers, to make sure the money has not come from illicit gains. As a first-time buyer, most lenders would also be looking at a minimum threshold of 80 per cent loan-to-value. The adviser wanted to know more about what the shopper had read about Bitcoin and offered to make some calls and get back to her. 5/5

Knowledge: The adviser certainly knew the in and outs of the market and was eager to find out more for the shopper on Bitcoin investmemts specifically. 4/5

Verdict: Shopper’s verdict. The adviser impressed the shopper by offering to make enquiries on her behalf to find out if using cash from Bitcoin would be a problem for a potential lender.

Guidance: The adviser did not anticipate any issues with the shopper being able to use cash from her Bitcoin investment as long as the money is in a deposit account when it comes to paying the deposit. He wanted to arrange a fact find with her to establish what type of mortgage she would be able to get. 4/5

Knowledge: Adviser was knowledgeable about mortgages, but was not sure about Bitcoin.  4/5

Verdict: Although the adviser was able to discuss mortgages, the shopper would also have liked if he could have gone further in exploring her circumstances before bringing up other products such as life insurance products.
